Great cottage, really well equipped and lends itself really well to an outdoors experience. The location is great - situated on a small, private dyke just off the main river. Horning itself also has plenty of options for eating out.

Whispering Reeds is an amazing place to stay. We had a wonderful week over the Christmas period. The accommodation has everything you need. There were extra touches such as dog treats and chocolates and prosecco. We loved everything about Whispering Reeds, especially the hot tub and woodburner.

The house is absolutely stunning, with everything thought of, I decided to make cocktails on one of the evenings, and there was even a cocktail shaker! The outdoor kitchen was just fantastic, and the hot tub just made it perfect! Can't wait to go back!

The owners of Whispering Reeds have obviously put a lot of thought into this accommodation. The kitchen is well equipped and includes a Nespresso coffee machine and some coffee pods on arrival as well as biscuits and a bottle of prosecco. There is a large Smart tv in the lounge and further Smart tvs in each bedroom. Wifi speed was very good. There is a shower room both upstairs and downstairs and included shower gel and shampoo and conditioner. The washer/dryer was very useful and there was washing powder supplied. The main bedroom is a good size and overlooks the water although the further 2 double bedrooms are somewhat small. Each room has a wardrobe and drawers. The garden would be great in good weather as is opens onto the water with use of a motorised and rowing boat. There is plenty of garden furniture, a spa bath and an outdoor kitchen. There was an X box and Wii which we made use of as the weather during our stay was not good. The house is very warm and includes a log burner although we did not need to use it because the house was so warm. Outside there are 2 car parking spaces. There are other properties all around but despite this it was very peaceful and the only noise from the occasional passing car. In the village are a couple of pubs and a small grocery shop and deli. Wroxham is approx 5 miles away and has Roys which is a large and varied 'village shop' which had everything you could need. About 20 minutes car drive away is a large Tesco and Lidl. Phil, the owner, was very helpful and good with communication. It is certainly a lovely place to stay in.

Just returned from a fantastic holiday at whispering reeds. House is amazing with everything you could possibly need provided.
Location is fantastic.
Loved the hot tub, bbq area and the fishing at the end of the garden.
Phil the owner was extremely helpful both before and during our stay answering any questions we had and providing arrival details.
We loved our stay at whispering reeds so much, that within 3 days of being there, we had booked another week for later in the year.

We had an absolutely fantastic time at Whispering Reeds, the house is a real tribute to the owners. The facilities are simply excellent, the outdoor kitchen a real bonus, we simply loved eating outside, relaxing, looking over the river at the end on the Garden.
The accommodation is really well thought out directing you through the sliding patio doors to the great outside space. With smart TV's in every room, patio heaters and every kitchen gadget you could want, it was perfect for chilling out and relaxing.
Location too is fantastic, 3 pubs, shops, 1 restaurant and Cafe all within walking distance.
We went to Winterton on Sea, a lovely seaside town, only 25 mins away.
Just a question of when we go back, highly recommended.

Had a lovely time at Whispering Reed’s cottage with my family and two dogs.
The cottage is beautiful. The use of space has been really thought through and is great.
Phil was so good at communicating, anything we needed or had a question on his was very quick to reply & help.
We rented his boat from the end of the garden, and boated up the broads to a pub that did a lovely roast dinner and then boated back. The rental was so easy, i would definitely recommend hiring from Phil if you’re planning to on your travels. The local pubs are also lovely.
The sunset view was beautiful! The hot tub was amazing! The beds were really comfortable, as was the sofa for a cost night in. Loved everything about our stay!
My family, and the dogs all had a great time! I would love to visit again hopefully!

What a lovely stay we had at Whispering Reeds in February . The cottage is clean, comfortable, warm (the log burner was fab) and very homely & luxurious with it. Added bonus watching sunsets while in the hot tub ! Absolutely everything has been thought about for guests and extras ! Very easy access to the Broads with wonderful wildlife to see . Loved our visit from the Heron on the patio ! Thankyou we’ll be back !

Excellent rental, high quality and good location. Just a few downers as the showers were quite sporadic on hot and cold and the toilet seats were both extremely wobbly. Jut tiny niggles though, overall it was excellent and the hot tub a lovely extra.

Response on behalf of the owner; I’m glad your overall rating was excellent and thank you for your feedback. The wobbly toilet seats have been tightened. The 10.5kw electric showers require about 30 seconds for the heater to heat up, after this time the water temperature will stabilise.

This cottage looked amazing in the photos at the time of booking and did not disappoint on arrival.

This property has been recently renovated to a very high standard. It is modern, spacious and very family friendly.

This cottage is equipped with everything you could possibly need from a large family fridge/freezer, that instantly produces ice, to an outdoor kitchen with a BBQ and sink.

On arrival the property was immaculately clean throughout and all cleaning products and equipment were available to use should they be required.

The bedrooms are cosy and very comfortable, TV's in all the rooms are a great added bonus. The master bedroom has a balcony that gives a great view over the garden and waterways. An ideal spot to relax day or night. There are lighting and heaters which maximises the use of this space no matter the time of year.

The garden is well maintained and has furniture at the bottom allowing you to sit by the water. The hot tub was of a good size and again was perfectly clean on our arrival.

I spoke with Phil, the owner, prior to arrival regarding entry details. A very nice guy who was keen to ensure we had all the info we needed to enjoy our stay.

We have been on 3 cottage holidays per year for the last 7 years and can hand on heart say we have never stayed in anything of this standard.

Beautiful house, immaculately presented - we were a family of 6 (4 adults, 2 kids & 2 dogs) and the house was very comfortable. Amazing location. Phil, the owner was very helpful and informative and was on call should we need anything (we didnt) and there is also a very clear instruction manual at the property. Garden & hot tub are lovely. We thoroughly enjoyed our stay and look forward to returning in the future.
